PROJECT DELIVERY
There are various delivery methods in commercial construction. Working together, we will select the most feasible option’s based on each unique project and explain its benefits in use & delivery.
Design-Bid-Build
Also called Traditional Building, involves a design team and general contractor working directly for the owner under separate contracts.
Design-Build
The Design-Build method involves an owner contracting with a single firm for a project’s design and construction.
Design-Negotiate-Bid
The Design-Negotiate-Bid model resembles a hybrid of the design-bid-build and design-build models. Like a design-bid-build, the owner has separate contracts with the architect and contractor.
However, the owner selects the contractor privately, rather than through a public bidding process. As such, this approach can create a collaborative relationship between the architect and contractor, resembling a design-build method.
Construction Manager At-Risk
A construction manager (CM) is hired by the owner to oversee the entire project. In fact, once hired, the CM stands in as the owner’s representative and advocate in every step of the construction process from pre-construction, to design and bidding, through construction. This makes CMAR ideal for project owners who want an expert’s help managing their project or communicating between parties, and sometimes CMAR allows owners to remove themselves from the majority of the construction process altogether.
Construction Manager As-Agent
Despite the name, the Construction Manager-Agent (CMA) method significantly differs from the CMAR method. Although a CM oversees the project and advises the owner, they do not hold direct contracts with each subcontractor.
Instead, the owner will hold each individual contract and the CM acts as a manager. At the same time, the CM does not provide a GMP, making it the owner’s responsibility to absorb any unforeseen costs.
Job Order Contracting
Maintenance and repairs on a predetermined, as-needed basis with clear delivery expectations and fixed cost structures. Specific service contracts also available.
DBCC maintains an adequate team of employed tradesman to self-perform in all divisions of work, with exception of the licensed trades (Plumbing, Electrical, Mechanical). Long-standing relationships with Sub-Contractors are also used across all divisions. This combination allows the flexibility and readiness as new project opportunities arise for prompt and responsive service.
